The only zone you really cannot give up without a penalty is tower of tarhyl, the loot from there spans a variety of tiers and is generally the best for its slots and some of it is basically the best item for the slot(or damn near close).
Pledging tarhyl or sivyana will own you from exping in a part of first ruins and honestly is a bigger hit then the gear you could get from torment.
Entropy(Gradalsh) and Earth(Sihala) have always seemed to be less then optimal raid zones and they are early tier and have no real memorable loot or anything you could miss.

Also I should probably tell you that nightmare has two items that are infinitely valuable: Small brittle stone for tanks provides a hp buff that stacks with everyone (It can be targeted but you know if you want to own)and nightmare quiver for rangers which provides the best arrows possible.
